TITLE:

HABITATS FOR THE ANTHROPOCENE: Developing an Assessment Matrix for
High-Quality, Affordable & Socio-Environmental Sustainable Housing

PAGES: 199
BIG AREA: Outra

SUMMARY:

The built environment enters the Anthropocene bound to a model of
continuous material expansion: civil construction remains one of the largest
consumers of raw materials and energy even as ecological margins disappear, while
housing has been increasingly financialized — valued as a speculative asset rather
than as social infrastructure. The result is a persistent failure to reconcile affordability,
quality, and environmental sustainability. In Brazil, and acutely in São Paulo, where
rents have decoupled from local wages, this failure takes the form of a severe,
income-concentrated housing deficit; yet the city's own mid-century record of well-
designed, broadly accessible housing shows that affordability and quality are
recoverable conditions, particularly through non-speculative, community-led models.
The dissertation takes up degrowth to address this failure — engaged not as a
political ideology but as a means of systems thinking, premised on sufficiency rather
than deprivation. Degrowth is translated into four foundational, mutually reinforcing
pillars: frugal abundance (efficient sufficiency through shared resources), conviviality
(inhabitant autonomy and social cohesion), care (the active maintenance of human
and environmental health), and open localism (anchoring all three in the realities of
place). These pillars are translated into spatial terms at two scales that operate not in
sequence but in synergy — the urban, through Savini's polycentric autonomism,
finity, and habitability, and the building, through the contributors to Housing for
Degrowth — yielding four dimensions through which any project can be read:
materials, construction, use, and infrastructure.
On this basis, and following a design science approach, the research develops
its central contribution: a qualitative assessment matrix that operationalizes the four
pillars across the four dimensions. Adapted from Vetter's Matrix of Convivial
Technology and grounded in the dwelling-quality research of Stefánsdóttir and Xue, it
is designed not to score buildings but to read them, in both their present and
envisioned states. Applied to three built projects — La Borda, Bijgaardehof, and
Vindmøllebakken — the matrix turns abstract principles into observable parameters
and offers architects, communities, and policymakers an actionable tool for shifting                                                the built environment from speculative asset toward social infrastructure, fostering                                                well-being within the Earth's finite limits.
