The quality of life of the world population is strongly influenced by the constructions. The expectation of population growth and the environmental and social impacts of civil construction around the world create a need for finding alternative sustainable solutions for constructions. In order to meet these demands, it is understood that there is a need for improving the quality of construction, increasing its sustainability, and reducing its cost. This research presents the project of an economically and environmentally sustainable residence, through the combination of several green building technologies associated with its architecture. Using the Unit Construction Cost estimated for Maranhão at R$ 1.378,49/m2, according to the National Civil Construction Index of Brazil (SINAPI/IBGE, 2021), an analysis of the economic viability of the house was carried out. The design of the residence implemented a photovoltaic energy system on the roof for internal consumption and foresees the sale of the energy balance to the energy concessionaire in the region. Rainwater was designed to be stored in tanks and a biodigester was designed to be used in the production of biogas, both for the internal consumption of the residence. The residence project included the use of certified wood, LED lamps, and materials obtained from civil construction waste to minimize environmental impacts. In addition, carbon credits generated by sustainable residence were calculated. It was found that the costs related to energy, gas, and water in the house were zeroed and, as a result, 0.82 tons of carbon credits were obtained per year in the residence. The sale of the overbalance of photovoltaic energy is responsible for 94.03% of the total revenue of the residence and the annual profit ranged between R$ 2.59 thousand and R$ 15.55 thousand per year, which provides a positive Net Present Value (NPV) of R$ 116.64 thousand, with a Rate of Return (RoR) of 8% and a payback period of 10 years and 9 months. As the RoR was higher than the rate charged by the bank (4.5%), the NPV was positive and the payback lower than the investment period, it was proven that the sustainable house is economically viable. Therefore, the results indicate the feasibility of the residence and the minimization of environmental impacts in its construction and operation.
