Changes in real estate dynamics in the São Paulo Metropolitan Region after the crisis (2014-2019) and the case of the Plano&Plano
The Brazilian real estate sector is going through a very positive moment in the 2000s, mainly from 2007, being considered a period of great real estate expansion, mainly in the metropolitan region of São Paulo. Macroeconomic and institutional factors led to a scenario of optimism and a consequent increase in investments, launches and results. But as of 2012 this scenario starts to change, with a drop in the number of launches and in the profitability of companies in the sector. The situation worsens between 2015 and 2016, when there is the smallest number of Transformations in the real estate dynamics of the São Paulo Metropolitan Region since the crisis (2014-2019) and the case of Plano & Planolaneamentos in the century and the sector enters into an intense crisis . There is a significant bibliographic production on the dynamics of the real estate market in the RMSP until the boom period, but there is a gap in relation to the crisis and post-crisis period. This research seeks to collaborate in understanding the dynamics and transformations of the market in the aforementioned period, observing changes in the typological and locational patterns of the launches. For a better understanding of the dynamics of companies in the sector, the case of the construction and developer Plano & Plano, which had one of the best sales performances in the period, will be studied.
