SUMMARY:

This research aims to investigate the influence of zoning on the production of residential space in the municipality of Santos and its impacts on the dynamics of land valuation and land use models. In addition, we intend to investigate the applicability of Abramo's (2007) and Villaça's (2001) theories regarding the process of urban conventions and their responsible agents, respectively, in the production of urban residential space, in order to demonstrate that the construction of neighborhood externalities it is part of the process of maximizing profits in residential production, whether from new locations or from new typologies, with the purposeful removal of certain social groups from areas envisaged as new locations. In short, the hypothesis is defended that for “urban conventions” to work for groups that have a choice, and it is possible to maximize profits with the creation of new locations, it is necessary to distance groups that do not have a choice from areas of interest.
